
I am so thankful to have had the opportunity to know and work with Severina. Through the years, Affinity has provided invaluable guidance as AMH has developed our investment platform. Severina has served as my right-hand person during discussions and negotiations with potential equity investors. She has provided advice and guidance as we formulated our fund offering documents, helping us develop strong working drafts of Offering Memorandums, Term Sheets, and Investment Memorandums. She has unique ability to think strategically and tactically, and considers pros and cons for all parties involved. Her experience with institutional investor partnerships has proven invaluable as we have gone through several iterations of our investment strategy.

Affinity conducted lease audits for two property acquisitions. During two days on site, she reviewed all of the resident lease files and identified areas of concern. She red-flagged seller leasing practices, and we were prepared for the move-outs and drop in revenue when we implemented more stringent policies. I never have to do a lase audit again because I have Severina.

Ronin has engaged Affinity to do unit walks during construction. As an outside observer, Affinity provides a fresh perspective that is lost by those on the job site daily. Affinity gains an understanding of the quality standards and specifications for the specific project by walking the job with the General Contractor’s on-site superintendent or project manager. Affinity conducts interim unit walks, generally after first trim, that provide a benchmark of current job status and completeness as well as can be distributed to subcontractors and laborers as documentation for work to be completed. Affinity also conducts unit walks prior to project completion, which preempt final GC punch lists. Her experience as a Development Manager/Owners’ Representative gives Severina the perspective to document concerns that are likely to be brought up by an owner. Affinity allows us to deliver higher quality product and anticipate owner demands.

Severina has been extremely helpful “herding cats” so to speak, and tending to the due diligence minutia that comes up during commercial real estate acquisitions. She has represented me during the acquisitions process, securing surveys and third party reports; coordinating with attorneys, title companies, lenders, sellers, property managers, and investors; and finalizing closing statements. Working with her has freed me up to build my equity and lender relationships, and to work on the strategy and implementation of the value add opportunity at the properties I’ve purchased. Severina is so organized, she has helped me establish and implement processes and systems, elevating this one-man office, and allowing me time to focus on the things I do best. In short, she is a pleasure to work with and quite simply GREAT!
